The Real Estate Institute of New Zealand (REINZ) has just released its market insights for February 2024, presenting an intriguing picture of the Kapiti Coast real estate landscape. As of 15th March, the Kapiti Coast boasts 414 active listings, with significant movements observed across various suburbs. Here's a closer look at what the numbers reveal:

  • Increased Sales Volume: Compared to January, the number of sales has nearly doubled, indicating a robust engagement from buyers.
  • Stable Sale Prices: The average sale price across the coast has seen a modest increase of $17,000, suggesting that market values remain resilient.
  • Slight Increase in Days to Sell: On average, properties are taking just 3 days longer to sell, a minor change that reflects a healthy market pace.

These figures suggest that buyers are actively engaging with the market, and sellers are aligning their expectations with current market conditions, fostering a balanced and dynamic environment.

Suburb Spotlight - February 2024

Let's dive into the suburb-by-suburb breakdown to get a detailed view of the market dynamics:

  • Otaki/Te Horo: 25 sales, with an average sale price of $660,000 and 50 days on the market.
  • Peka Peka/Waikanae: 27 sales, showcasing a higher average sale price of $980,000 and a quicker 41 days to sell.
  • Otaihanga/Paraparaumu: 33 sales, a solid average of $780,000, and 41 days to reach sale.
  • Raumati/Paekakariki: 18 sales, with properties fetching an average of $810,000 and selling in about 25 days.

Overall, the Kapiti Coast saw a total of 103 sales in February, with an overall average sale price of $791,000 and an average of 41 days to sell.

A recent highlight from my listings was the sale of 40 Francis Road in Paraparaumu Beach. This property attracted immense interest, with over 60 group viewings and a competitive multiple offer scenario, eventually selling well over the RV. This case exemplifies the high motivation among buyers, who are increasingly prepared to present their best offers in today's market.
